Set along a tidal salt marsh of Long Island Sound, this 2.5-acre site unifies two family summer residences within its sensitive integration of its coastal landscape setting. HMWhite developed a comprehensive design that engages the site’s vulnerable ecological context—balancing privacy, outdoor living, regulatory approvals, and coastal
resilience.

A native vegetation framework—composed of lowland meadow grasses, salt-tolerant shrubs, pollinator perennials, and textured groundcovers—was introduced to buffer tidal and storm surges while organizing the site into a sequence of legible outdoor rooms anchored by a new shared pool. Invasive species were selectively removed, and root barriers installed to halt future spread, enabling a curated planting strategy that clarified
circulation, enhanced privacy, and reinforced ecological vitality and performance.

Outdoor lighting and pathway systems extend the property’s usability into evening hours while highlighting its natural drama. In collaboration with state and federal agencies, the design accelerated environmental approvals and set a benchmark for integrating elegant, low-impact design within sensitive shoreline environments—creating a lasting coastal refuge.
